Return Brief, Concept Design

Scarborough architects have a long track record associated

with the interpretation of client briefs and providing return briefs

with conceptual plans. Room data sheets can be supplied for

client completion with our assistance, these become valuable

sources of data for us and services consultants, especially when

dealing with complex services intensive projects such as research

laboratories.

 

Conceptual drawings are fully rendered to aid readability and

computer generated 3D modelling can be provided upon

request.

 

The office runs IBM compatible PC’s with AutoCAD, Photoshop,

MSWord, MSProject and MSExcel software. Operating systems

are predominantly Windows 7 with some Windows XP PC’s.

 

Microsoft Outlook Express is the office default email server.

Design Development

Scarborough architects progress from concept design

to developed design incorporating services consultants’

input, preparing internal/external elevations, colour and

finishes schedules and construction details where

appropriate.

 

Preliminary specification is also provided at this stage.

 

Developed Design drawings (plans) are also fully rendered

and computer generated 3D modelling can be provided at

this stage if requested.

 

All of the above is presented in bound hard copy report

with electronic version (PDF) for distribution via email.

 

Contract Documentation

Scarborough architects pride themselves on providing

accurate and fully scoped contract documentation.

In this respect our track record indicates this. Fully

documented works result in minimal construction stage

variations, competitive and accurate tendering and

detailing which permits stakeholders to be fully informed

on what is being provided.

 

As a general indication of this approach a typical $3M project

(laboratories/offices) would involve Scarborough architects

producing approximately 50 A1 architectural drawings and

an architectural specification of some 130 pages.

Contract Administration

Scarborough architects Directors have over 30 years experience

in the administration of construction contracts. In recent years

our clients have adopted AS4000 based Conditions of Contract

(amended) and we are well versed with contractual clauses

associated with this contract.

 

We mitigate Contractor extension of time claims by ensuring

we and our sub consultants respond to RFI’s within 24 hours.

 

Scarborough architects chair regular site meetings, assess contract

variation claims and progress claims, inspect the works on a regular

basis, photographically record progress, provide defects inspections

and assess date of Practical Completion. An inspection and report

is provided at end of Defects Liability Period.

 

Scarborough architects has access to construction specific legal advice

(at no cost to the client) where the need arises. This is normally restricted

to 20 minutes of legal advice, however, this covers most legal queries

normally encountered except major disputes.
